i. Single-Family Acquisitions

Direct purchase of single-family homes.

We acquire single-family residential properties in established Cleveland-area neighborhoods. Direct from owners, brokers, estates, and small landlords.

    Sensible — properties we can underwrite without leverage gymnastics or stretched assumptions.

How we close

We move fast and we tell the truth. Most acquisitions follow a simple path:

  • 1. Initial conversation — address, condition, situation.
  • 2. Walkthrough or virtual inspection within a week.
  • 3. Written offer within 48 hours of walkthrough.
  • 4. Cash close or seller financing — whichever serves the seller better.
  • 5. Close on the seller's timeline, not ours.

Brokers welcome. Full cooperation, prompt commission payment at close.

ii. Long-Term Ownership & Operations

Properties run by the people who own them.

Every home we acquire is operated directly by AriSky Holdings. No third-party property manager, no incentive misalignment, no "let it deteriorate" math.

How we operate

We treat ownership as a long-term responsibility, not a yield-extraction exercise.

  • Good tenants, fair rents, real leases.
  • Maintenance treated as part of ownership, not as an externality.
  • Capital improvements made when warranted — not deferred indefinitely.
  • Trusted local contractors for plumbing, electrical, HVAC, roofing, landscaping.
  • Responsive communications — we answer the phone.

What this is not

We are not a Wall Street SFR roll-up. We are not a fund. We are not optimizing for a quarterly investor letter. There is no portfolio committee deferring decisions about your kitchen faucet to a slide deck three states away.

The principal owns the homes and operates them directly. That's the entire model.

iii. Capital Partnership

Patient capital for owners and small landlords.

For owners who want long-term capital without a fast exit — joint ventures, seller financing, and structured purchases that preserve optionality.

How it can be structured

Every deal looks a little different. Common shapes include:

  • Seller financing. You hold a note. We pay you over time at agreed terms.
  • Joint ventures. You contribute a property; we contribute capital and operations.
  • Deferred close. Sign now, close at a date that works for your situation.
  • Outright purchase. If a clean sale is what you want, that's what we'll do.
